When will construction begin? 

Construction is scheduled to begin June 2024. 

What is the construction timeline? 

The gated community of Wellington Estates will be completed in 3 phases. The completed Grandview and Kings Court phases each will have its own segmented access gates for graduated security escalation.

Phase 1 - The Grandview - will be built first, and consists of lots 11 through 21. To minimize any unnecessary disturbances to owners, construction of each subsequent phase will begin upon the completion of the previous phase. 

Phase 2 - The Kings Court - consists of lots 7 through 10 and 22 through 27. The construction of the community clubhouse, pool, and other property amenities will also begin at this time.

What is the size range of lots? 

Lots range in size from a quarter acre to just under 1 acre for the largest lot. 

Are all lots really waterfront? 

Yes, unlike many other similar properties in Turks & Caicos, all lots are waterfront and have an uninterrupted view of the ocean-fed creek or the creek and ocean beyond. 

What is the size range of floor plans? 

Floor plan layouts start at 4,466 square feet for The Diplomat Villa and go up to over 12,000 square feet for the Palace Villa. Can I modify the existing floor plan options?

What do I need to know about pricing? 

Wellington Estates consists of 3 phases. The Grandview phase lots are currently available for purchase and are being offered with lower introductory pricing. Prices will increase as each subsequent phase is released for sale. 

Prices and terms are subject to change at the developer’s discretion. 

Do lot prices include construction? 

Lot prices do not include the cost of construction. Construction is offered separately so you can customize your layout and combine your preferred floor plan with the lot of your choice. 

What is the price range for lots? 

Lot prices range from approximately $547,941 to $2,500,366 USD depending on the lot location and size. 

What is the cost of construction? 

Construction prices start at $1,200 per square foot.

Are there any perks to purchasing early? 

Yes, the first 15 buyers will receive an electric automobile with completed construction. 

What are the typical closing costs for real estate purchases in Turks & Caicos? 

When purchasing real estate in Turks & Caicos a one-time stamp duty tax of 10% of the purchase price is required along with legal fees of approximately 3%. 



I want to rent use my villa as a vacation home and rent it out for income when I’m not using it. Will you offer property management services?
